How Much Will I Make Selling My House?

Sale price is not the same as seller proceeds. The useful number is what may remain after payoffs, negotiated costs, credits, repairs, and other transaction details.

Estimated net proceeds are a calculation, not a guess.

Start with a realistic sale price, then subtract the items that may reduce what you take from the closing table. The exact result depends on your property and negotiated transaction terms.

Mortgage payoff

Use a current payoff statement when possible. The balance shown in an account is not always the exact amount needed to close the loan.

HELOC or second loan

An open credit line or second mortgage can affect available equity and should be coordinated with escrow and the lender.

Negotiated costs

Compensation and services are negotiated; there is no fixed commission to assume. Escrow, title, taxes, credits, and repairs also depend on the transaction.

Timing and credits

Repairs, seller credits, prorations, and closing timing can change the final estimate as the sale moves forward.

ILLUSTRATIVE EXAMPLE

A $750,000 sale does not mean $750,000 in proceeds.

Suppose a home sells for $750,000, the estimated mortgage payoff is $400,000, entered selling costs are 6%, and other estimated costs are $5,000. The simple estimate is approximately $300,000 before any additional transaction-specific items. A different payoff, credit, repair, HELOC, or negotiated cost changes the result.
