Asking rent is not always market rent
Rental value depends on the property and the market—not just a nearby listing. Location, bedrooms, bathrooms, square footage, condition, renovations, parking, garage space, ADU potential, utilities, HOA rules, and local demand all matter.
Factors to compare
- Recent comparable rentals with similar size, condition, amenities, and location.
- Seasonality, lease term, pet policy, furnished versus unfurnished use, and included utilities.
- Access, parking, storage, laundry, outdoor space, and any HOA or local restrictions.
- Whether a higher asking rent could increase vacancy or reduce the qualified applicant pool.
A rental review should compare both achievable monthly rent and the likely time, repairs, and management work needed to reach it.
