First-Time Home Buyer Guide for Orange County

Buying your first home in Orange County can feel like a lot of decisions at once. This guide gives you a practical order of operations—from defining the payment to closing—without assuming that every buyer has the same income, savings, credit, or timeline.
1. Start with the payment, not the maximum approval
Estimate a comfortable monthly range using principal and interest, property taxes, homeowners insurance, HOA dues where applicable, mortgage insurance, maintenance, and reserves. A lender’s maximum approval is not the same as a personal budget.
2. Build your cash plan

3. Get organized for pre-approval

4. Search with a clear set of priorities
